Start with the area the roof actually covers
A 2,000-square-foot house does not automatically have a 2,000-square-foot roof. A second floor changes living area without doubling the footprint. A garage, porch, roof pitch and overhangs can add roof surface.
For 2,000 square feet of measured roof surface, the published DFW architectural-shingle band used below gives a $10,000–$16,000 planning range. A 2,000-square-foot footprint at a uniform 6:12 pitch produces about 2,236 square feet of surface and about $11,180–$17,890 before project-specific differences. These are worked examples, not completed jobs or quotes.

Rates, inclusions and sources
JRH Construction publishes DFW installed bands of $5–$8 per square foot for architectural shingles, $6.50–$10 for Class 4 shingles and $12–$25 for standing seam. Its scope includes material, labor, ordinary tear-off, disposal and permits. No additional tear-off charge or city multiplier is added here.
Davis Roofing Solutions separately publishes a broader DFW asphalt range of $4.50–$7.50 with tear-off and disposal. The sources describe different packages; the calculator preserves JRH’s material-specific bands instead of averaging them into a supposed city price.
For a footprint, the calculator converts a simple uniform pitch into sloped area. It does not measure overhangs, irregular sections, waste, valleys or multiple pitches. The actual scope may fall outside this range, especially with decking damage, unusual access or structural changes.
Commercial roof budgets use a different scope
For a business property, HTX Roofing’s regional price guide provides these installed planning bands. Its page states a January 2026 update. They describe different types of work, so a coating rate and a replacement rate are not interchangeable.

What is outside the planning range
A simple rate is useful for budgeting. It cannot inspect the deck or design the finished roof.
- Hidden damage and structural work
Soft decking, framing repairs and changes to the roof structure need their own scope. They are not silently included in the calculator.
- Complex geometry and site access
Intersecting roof planes, steep access, extra stories and limited staging room affect labor and waste. One pitch setting cannot price all of those details.
- Separate building items
Gutters, interior repairs, solar removal and reset, and unrelated chimney or siding work need separate pricing. Commercial assemblies use different inputs.
- Current material and project terms
The source bands are regional seller guidance. Material availability, the chosen system, applicable city treatment and the final contractor proposal control the offered price.
Repair costs follow the problem
A boot replacement and a leaking wall junction can produce similar stains with different labor and materials. Repair pricing depends on tracing the entry point and finding sound material for the tie-in. That is why multiplying your whole roof area by a replacement rate will not produce a useful repair price.
If keeping the existing roof is the immediate question, start with roof repair options and describe the symptom rather than guessing at the number of squares.

Are these average Forest Hill roof prices?
No. They are published Dallas–Fort Worth contractor planning bands. The calculator preserves their material categories and does not apply a Forest Hill multiplier or claim a measured city average.
Is tear-off added a second time?
No. The displayed source bands already include ordinary tear-off and disposal. Extra layers, hidden damage or unusual conditions need a specific scope instead of an automatic extra charge.
Is metal always the better long-term purchase?
